How is it calculated?

Monthly P&I uses M = P · r(1+r)^n / ((1+r)^n − 1). Tax and insurance are annual ÷ 12. HOA and PMI are monthly. Extra payments reduce principal after the scheduled P&I.

Example

$350,000 home, 20% down, 6.5% for 30 years plus tax/insurance produces a PITI (+ HOA) monthly total.
